Landlord redecorating tips: How to update your rental property on a budget

There are so many ways that you can generate interest in your rental property, and one of the most effective ways is to redecorate it! Tenants want their house to feel like a home so you want your property to look the part. 

Giving your property a refresh between leases will not only bring people through the door for viewings, but it also goes a long way to helping you find your next tenant. However, not every landlord has the budget to completely remodel every time a tenant moves out. So, how can you give your property a facelift on a budget?

Paint

Paint is a renovator’s best friend. Not only is it affordable, but it is also one of the quickest ways to change the appearance of your rental property for the better. A fresh coat on the walls will make the property look fresh and new. White is an obvious choice, but this can easily be stained and looks a bit stale (most buildings are white). Why not try a grey or beige colour to mix things up? 

If you’re running on a limited budget, you might not be able to afford to repaint your entire property. If this is you, you can always paint a feature wall. This will add a bright splash of colour to any space and it won’t cost anywhere near the price of a full paint job. In fact, if you have the time, this is something you can easily do yourself. Colours like red, yellow or blue make any room pop can fit a wide range of decor. 

Choose a wall in either the lounge, kitchen, or any of the bedrooms. If you have enough paint, you can always paint multiple, matching feature walls throughout the property. 

Kitchen

Kitchens are one of the aspects of any property, so they should always be an area of focus. You can start by repainting the doors of the cabinets. If this isn’t an option for you, another easy way to change the look of a kitchen is by changing the cabinet handles. You can buy bags of handles for less than £10 and you can even install them yourselves. 

Another cheap option is to revamp the floors. If they’re hardwood floors, you can polish them on a low budget. Alternatively, you can get low cost, stick-on floor laminate that is very easy to install. This floor laminate is also very easy to clean! This will make life easier for both you and your new tenants!

One more area you can look at is the sink (you can use this tip in the bathroom as well!). Replacing a sink is expensive. Putting in a new faucet is not. Give the sink a thorough clean and install a brand new faucet and voila! You can purchase faucet’s for a low price, so use this hack for a quick and easy facelift in your kitchen. 

Bathroom 

Bathrooms are another area that will sway potential tenants on whether to move into a new property or not. Renovating a bathroom is not cheap, however, small changes in a few areas can make a massive difference. 

Start with the shower. If you have any black mould, get it removed. This is one of the quickest fixes you can do. Next, if the shower has a curtain, replace it. Finally, look at the shower head. If it’s looking a bit dated, swap it out for a sparkling new one. 

If you have a little more cash, consider retiling some areas. Use dark colours and match the grout to avoid the appearance of dark mould and maintain a fresh look. White grout gets grimy very quickly. 

Electric outlet covers

This is one of the simplest and most cost-effective things you can do. If your electric outlets have plastic covers, swap them out. Simply putting stainless steel or chrome covers on the outlets will transform the look of any room instantly. Plus, these covers will mean the tenants won’t feel the need to hide the outlets.

Front of the property

First impressions matter, so make sure the front of your property looks as good as possible. Make sure any lawns or gardens are tidy and well presented. Clean the walls with a pressure washer if they are dirty. Lastly, why not paint the front door a bright colour to catch the eye?
